Hamilton’s Committee of Adjustment holds their regular bi-weekly meeting this Thursday to hear 21 minor variance requests.

Staff sent me the detailed reports on the files
55 Tindale Court
This is the apartment building east of Quigley and Albright in East Hamilton’s Davis Creek community. Visually, the building is showing its age.
The owner of the building is looking to convert existing units in the high-rise building to create an additional five (5) units in addition to the existing 210 units.
Staff recommended the change, and the Committee of Adjustment approved
134 Catharine Street South
This property is zoned for “High Density Multiple Dwelling” in the Corktown neighbourhood, and is also municipally address as 86 Augusta.
Staff and the developer met this week. After some discussion, it appears there was a misunderstanding regarding the exact specifications for the development.
The developer is looking to build townhome-like condos. The building will be a mid-rise four storey that is keeping with the intent of the density in the official plan.
Staff have withdrawn their opposition to the project
The developer wishes to have rezoned, as a “minor variance” to create townhomes instead.
I’m awaiting the City staff report on the request. I expect staff will oppose as it will be under the density planned for the site, and a rezoning will require the City to increase density of development elsewhere to meet provincial density growth requirements.
